Short report today, but worth reading.

1. Enews - You should be able to set your sundial by when these enews are sent – every Thursday afternoon. We have on one or two occasions sent it a day early, but hardly never late. If you don’t see it in your inbox by Thursday evening – check your junk or suspected spam folders and if not there either – let me know (john.t.cooley@verizon.net). 2. Real Estate Market Report - Taken from Long & Foster’s December 2021 Market Minute Report focused on West Springfield. Note that this includes all homes including townhomes and duplexes.

  • Units Sold - There was a 24% decrease in total units sold in December 2021, with 38 sold during December.
  • Active Inventory - The total number of active inventory last month was 12 compared to 7 in December 2020. 
  • Median Sale Price – In December 2021, the median sale price for West Springfield homes was $554,000 compared to $465,100 in December 2020. However, the median sold price was 7% lower in December than in November 2020. (Median sale price is the middle sale price. The same number of properties are above & below the median.)
  • Months of Supply - There was 0.3 months of supply available in West Springfield, compared to 0.2 in December 2020.
  • New Listings & Current Contracts – During December 2021, there were 27 homes newly listed for sale compared to 19 in December 2020. There were 25 current contracts pending sale in December compared to 23 a year ago.
  • Sale Price to List Price Ratio - In December 2021, the average sale price in West Springfield was 101.6% of the average list price, which is similar to a year ago.
  • Days on Market - the average number of days on market was 23 during December 2021, higher than the average 12 days in December 2020.
